Settle into a 5-bedroom luxury A-frame on the sunrise side of Lake LBJ. Mornings start with light on the water, then the house stays shaded while the far shore takes the heat. Luxury finishes, a two-story dock, and room for 16. The water out front is 30 feet deep, the same run local wakesurf boats already use.

THE WATER AND THE DOCK
Your own boat/jet ski slip sits in 30 feet of clean water. Bring your wakesurf boat, or rent a boat or jet ski within half a mile and have it delivered to the dock.

The two-story dock has a dining bar for 6, a living area, lounge chairs, and a bonfire pit for s'mores.

TWO HOUSES, ROOM FOR 16
Main house: a King suite with a private bath, plus 2 Queen rooms that share a bath.
Guest house: Side A has 2 Queens. Side B has 2 Queens, each with a built-in Twin XL above. A doorway joins the sides, and they share a bath.

INSIDE AND OUT
A restored classic A-frame with designer decor and modern touches. The kitchen, living, and dining areas are one open room, with a 65" TV over the gas fireplace. The screened porch has a large sectional and a second 65" TV. Outside: a gas grill and bistro table, Adirondack chairs facing the sunrise, a lower deck with 3 swings and a 4-stool bar, and a large Aqua swim mat. TV streams over WiFi with Netflix, Amazon Prime, Hulu Live, and Roku for locals.

NEARBY
HEB is a quick trip. Restaurants under 5 miles: Wake Point, Boat Town, Sal's, Junction Prime, and Ollie's Kitchen. Perissos Vineyard is 8 miles away, and a water park is 15 minutes away. Shop Main Street in Marble Falls at Birdies, Re-Did, and Smarty Pantz. Austin is about an hour away.

All 5 bedrooms have COMPHY bedding and PLUSH high end mattresses. You will want to buy these sheets after you stay! Please let us know as we do sell them. ($158 king set)
